Farm Description

The current owner has meticulously turned all of the acreage into premier grazing land. There is a pond/wetland area (consisting of 10 acres) that is in the CRP program until September of 2017. The owner currently uses that as a habitat for ducks and geese.

530 acres had been tillable ground before it was converted to grazing land. The grazing land has a perfect combination of warm and cool season grasses. There are 2 homes on the property. The main house is a roughly 2700 sf, 1 ½ story, 3 bedroom, 3 ½ bath home with a full basement. It was built in 1987. There is a beautiful pond on the east side of the house that can be enjoyed from the large porch attached to the house. The pond also has a nice, private dock.

The second home is an older home and has been used as a foreman’s residence but is currently being rented for per month and the lease runs from June 2016 until June 2017. It is roughly 1536 sf, single story and has 3 bedrooms and 1 bath.

The ranch has good to excellent perimeter fencing and employs permanent and electric fences to set up interior grazing. The grazing supports 210 cow/calf pairs, a small feed lot for 48 steers, 4 horses, plus 5-6 bulls. The cattle are moved regularly and all of the pasture area had very good grass upon inspection.
