The property is bordered by year-round well maintained county roads and the fences are in good to excellent condition. The improvements consist of a single-wide home recently put on the property near the barn and corrals and are surrounded by a large shelter belt of trees. The native range pastures are well sodded and the topography is diverse from rolling hills and draws and broken country providing excellent winter cover. The farming portion of the ranch consists of gently rolling and sloping hills with good drainage. The ranch has excellent mule deer, whitetail deer, antelope, pheasant, sharptail grouse, waterfowl and Hungarian partridge hunting.
