The Land

Located 4 miles south of Checotah, McIntosh County, Oklahoma, less than one mile east of Old Highway 69. Checotah, population 3,500, is located at exit 265 off I-40 in eastern Oklahoma. Muskogee, population 40,000, is 23 miles north of Checotah. The land adjoins gravel county road E. 1100 on the north side and gravel county road N. 4200 on the west side. There is no street address assigned by the U.S. Post Office as there is no residence on the property. The land area is 40 acres and is flat pasture fenced on three sides. Electric is underground to the poultry houses and furnished by Oklahoma Gas & Electric. Rural water is furnished by Onapa Rural Water District 2 in Checotah. Gas is provided by private propane suppliers. Sewer disposal is by private septic tank. Real estate taxes are estimated at per year. The land is located in the Checotah School District for grades K-12. Mineral rights are not included in the sale.

Poultry Houses

Two Aviagen grandparent breeders built 2014, size 40' X 440', includes all equipment in the houses necessary to continue in production of eggs. From this farm, the eggs are shipped to the hatchery in Sallisaw, Oklahoma, or sold to other poultry companies. The poultry houses were built to Aviagen specs by RCDC out of Springdale, Arkansas. The facility is bio-secure and access is strictly limited to the owner/operator and designated employees of Aviagen. Construction specs include complete concrete slab floors in both breeder houses and the attached gathering rooms, break room and climate-controlled egg storage room. Other features are two showers in each house for owners and guests, egg gathering and sorting equipment, storage and shipping area, self-contained water treatment and sewage disposal systems. The water for cool cell use is provided by an onsite water well producing 20 gpm. The well water is piped into the water treatment filter inside one house and distributed to the cool cells.

Aviagen Contract

The grower compensation is per usable square foot of production space of 16,000 sq. ft. per house per year. Total contractual payment is 16,000 X X 2 per year. Compensation is paid monthly for the entire year, regardless of whether there are birds in house, or not. In addition, there is a performance bonus program that pays up to per year. Aviagen provides the birds, feed, litter, vaccines, medications, equipment, boots, coveralls, and any other items necessary to insure the health of the flock and to maintain bio-security. Included in the purchase is assumption of the Aviagen Reimbursement Note with a current balance of All payments on this note are made by Aviagen directly to the lender.

Operations

The owner provides the land, poultry houses and equipment, and labor for egg gathering. The primary operational expenses are debt service for the farm loan, electricity, insurance, water and real estate taxes. Each flock produces about 300 tons of litter which can be sold for per ton. The farm is currently financed with Farm Credit in Muskogee. The buyer can use their lender of choice to finance acquisition.
