500 Acre Byrd Ranch : Oktaha : Muskogee County : Oklahoma

Farm Description

500 Acre Cattle/Hunting Byrd Ranch

Byrd Ranch comes with 100 head of mama cows, 2 bulls, (Angus, Simmental, Angus cross, and Brangus. Bulls are Charolais and Simmental.) nearly finished home, shop building and lots of deer and turkey.

Very productive mixed cattle/hunting ranch located near Oktaha, OK, just 12 miles south of Muskogee. Nestled in the very fertile Butler Creek bottom, the Farm Services Admin. claims the 500 acres is divided into approximately 400 acres of excellent grasses to approx. 100 acres of woods that are chock full of trophy white tailed deer and turkey. Ranch is currently supporting 100 head of mama cows and 2 bulls. The owner baled 300 big round (5'x 6') bales on 90 acres on the west side near the home. Pasture is predominantly Bermuda grass/native mix. The perimeter fencing is very good 5 strand barbed wire. The only cross fencing at this time is a 25 acre pasture with a good pond used for weaning calves and baling hay. With some cross fencing and rotational grazing, this ranch could realistically double its carrying capacity. 5 ponds are scattered strategically over this oasis and Butler Creek cuts smack through the center-- runs water all year long, so there are no worries about water. The ponds are all stocked with fish, the one near the house is stocked with crappie.

The woods consist of a variety of hardwoods and deciduous trees. There are hundreds of pecan and oak trees that provide lots of food stuff for the wild game or you can harvest the pecans. On this little slice of heaven, there are trophy bucks and turkey for your enjoyment. (photos) There is a little slue where thousands of duck, geese, wild fowl stop over on their yearly migration.

The newer home is 1440 SF and a carport at the end. It is 2Br/2Ba, all electric, open kitchen/living area floor plan. The home and shop/barn are both pole framed with concrete slab floors, all metal siding and roof. Rural water is available at the road and electric is at the barn. There is a good water well near the home as well.

The shop/barn is 30' x 60' x 12', 2 walk-thru doors and two 10' x 10' overhead insulated doors and a 16'x 60' shed off one side for machine storage. The shop is insulated with a 30' x 15' open living area room with kitchen and bathroom. (mother-in- law, guests, office - a great place for family gatherings.) There is fiber optic internet cable installed roadside. On the east side of property there is a natural gas line for natural gas if desired. There is an old home site on the north end with a well and electric.

Lots of possibilities here. Give me a call for your private tour. I promise you'll be glad you did.
