The farm consists of 6320 +/- deeded acres, 1572 +/- irrigated acres, 610 +/- dryland acres, 3075 acres of pasture and an additional 750 +/- acres of income producing Crp. Additionally, there are several parcels of leased land consisting of private land and school leases with pasture and irrigated farmland that can be included.

The feedlot has been well designed to be operated effectively with just a small crew of cowboys and currently has a feeding capacity of 10,500 head. All concrete bunks are utilized for feed efficiency and low waste. There are three homes on the property with several additional support buildings including a large equipment shop and two Quonset buildings. The main building features 3 offices a kitchen, scale house and large truck scales. There are two cattle load out locations with lights for shipping and receiving cattle. All well/water, EPA and DEQ permits are compliant and up to date.

Water- Several wells service the irrigated farm land. Through careful farm management, the once dry Pumpkin Creek now flows through the entire length of the property. Two containment ponds are located on site that are used as additional irrigation water on the pivots near the feed yard. The pastures are watered with a series of rubber tire tanks that utilize pipelines and solar wells. Well data available upon request.

Farming- There are 13 pivots producing corn, wheat, edible beans, and sugar beets. Additionally, there are another 600+ acres of dryland farmland in production. Grain storage consists of 50,000-Bushel bin storage and 150,000-Bushel ground storage under roof. Feed storage is centrally located for easy distribution around the feedlot.

Wildlife- The property is home to a host of big game and small game animals. Mule deer, Rocky Mountain Bighorn Sheep, Elk and Pronghorn all can be found roaming the hills, as well as the occasional mountain lion. Upland birds are scattered around the ag fields and good numbers of ducks and geese inhabit Pumpkin Creek throughout the year.
