Farm Description
If your perfect property has a near-pristine creek/small river meandering through your very own hardwood forest, then check this out. There is a sandbar around every bend making it hard to decide where to camp or fish from. These +/-235 acres are in Daleville, AL on the end of a nice, paved road that has a lot to offer. The bridge washed out during a hurricane many years ago leaving this a private destination but close to town. It is only 1 hour and 40 minutes to the coast. About half of this property is out of the flood zone so there are many homesites to choose from without being concerned with flooding.
For location, you are close to the panhandle and the coast. This is a rare find with a virtually liter free creek with good flowing unpolluted water most of the year. This is a wooded property bordering Fort Rucker's 43,000 acres on the north end. That is a good thing. Claybank Creek runs 1.5 miles down the western boundary through dozens of acres of old-growth hardwoods. Most of the year this large creek runs clear to stained clear unless heavy rains stir up the clarity. Soon after it returns to clear. I have fly-fished and thrown several topwater baits proving my theory on the “stocked creek” idea. This is an unmolested stream that has a great private feel. Most of the year except for droughts kayaking or canoeing can be enjoyed.
Roughly half of this property contains mature hardwood timber that is of great value not only in a monetary sense but also in benefitting wildlife and in aesthetics. Magnolia trees are growing intermediately through the Chinquapin (Swamp Chestnut) and White Oaks for long views all around this large creek. There is an oxbow lake on the property for your enjoyment. Lake Tholocco is 4.5 miles upstream so there is surely an abundance of fish spilling over from the stocked lake. This is a proven fact yours truly. The stocked lake upstream replenishes the creek with fish and the enormous military base does the same with deer and other game. I have added some pictures taken on this property of deer and turkey. Some of this property has commercial zoning which will not hinder your building a home. There are over 1,300 feet of road frontage on Old HWY 134.
There is electricity already ran up onto the property that can be used for your needs. County water and high-speed internet are also available.
Recreation: This is a great hunting and fishing tract that is close to the panhandle, Fort Rucker, Enterprise, and Dothan.
Location: This property is 2 miles from Daleville, 4.3 miles from Fort Rucker, 6 miles from Enterprise, and 20 miles from Dothan.
