Property Directions: Tracts 1-13 are located just south of Waynoka, Oklahoma west of State Hwy 281. Tract 14 is located approx. 3 miles east of Waynoka, Oklahoma on State Hwy 281, on the south side of the highway. (Watch for Auction Signs on property).

General Description: This land auction has a diverse mixture of land types offering something for everyone, with a variety of potential development, recreational, grazing, hunting and native pastureland. Tract sizes range from 1 to 190 acres.

Tracts 1-13 are located just west of State Highway 281 on the south side of Waynoka, Oklahoma near the north entrance to the Little Sahara State Park the Sand Dunes for off-road ATVs, Dune Buggies, and Dirt Bikes recognized as ONE OF The Best Places TO Ride IN The Midwest. Tract 14 is a 190+/- acre agricultural farm comprised of native pasture historically used for livestock grazing and hunting. Located east of Waynoka on State Highway 281.

Tract 1: is 4.37 acres Income producing property with existing Storage Units, situated on the west side of State Highway 281. The fully enclosed 26 Unit storage facility's total building size is approx. 40120 with 22 large units (1020 each) and 4 smaller units (810 each). The west boundary borders the off-road vehicle sand trail that connects the city of Waynoka to the Little Sahara State Park.

TRACTS 4 & 5 (combined): is 29.24 acres This is a combination of two tracts within the survey comprised of a mixture of open land, scattered thickets, and timber. It is vacant and undeveloped. These combined tracts are accessed by an easement across the north boundary of tract 4 that extends to State Highway 281; west end of easement borders the off-road vehicle sand trail that connects the city of Waynoka to the Little Sahara State Park.

TRACT 6: is 20.00 acres Comprised of a mixture of open land, scattered thickets, and timber. It is vacant and undeveloped. TRACT 7: is 20.00 acres Comprised of a mixture of open land, scattered thickets, and timber. The property has an old house beyond repair and of salvage value only. The seller has never occupied the house and provides no disclosures as to the condition of this structure. The tract is accessed on the east side by State Highway 281, with an additional easement across the north boundary connecting to State Highway 281; west end of easement borders the off-road vehicle sand trail that connects the city of Waynoka to the Little Sahara State Park.

TRACT 8: is 0.99 acres At just under 1 acre this small tract is the furthest northwest tract shown in the survey and the smallest tract in the auction.
