Farm Description

The Schaefer 160 has 150± acres of productive farm ground and is located approximately nine miles north of Henry, Nebraska with easy access off a paved road. The majority of the farm is irrigated by a seven tower, low-pressure Zimmatic pivot with the remaining land flood-irrigated with gated pipe which is included with the property. There are two sources of irrigation water for the farm. The first source is an irrigation well adjudicated and established in 1953 for 156.2± acres (new motor within the last five years), and the second source is a 160± acre share of Pathfinder Reservoir. The annual cost for the shares of Pathfinder Reservoir is $5,760 or $36 per acre. The soil consists of primarily loamy fine sand and has been producing quality alfalfa hay with production of approximately 5 ½ ton/acre. The north 80± acres was seeded in the spring of 2023 to irrigated grass with production of 4 ton/acre. Improvements include a 1,500 sq. ft. farmhouse house that has been remodeled, 40'x75' metal shop, and 12'x14' tool shed.
