Aviagen breeder farm on 40 acres with single family home located in rural Muldrow, Oklahoma. Two 40 X 400 breeder houses built in 2012 and will require very little updates. Gross income about $249K year. Grower compensation is based on square footage of chicken houses and paid monthly. There is also a bonus program supplemental to base pay and paid at the end of the flock. The chicken houses are wood truss, drop ceiling, all metal clad inside and out. Heat is provided by Aviagen and is supplied by a local propane company. Water is from rural water district with well water backup. Electric is from Cookson Hills Electric Co-Op. Aviagen hires clean out and supplies new bedding material. Grower is responsible to remove slats and make damage repairs. Grower is responsible for maintenance of the chicken houses and equipment. Grower receives birds that are 21 weeks old and the flock goes out at approximately 56 weeks, number of days in house about 245 days. Aviagen picks up the eggs twice weekly. Normal out time between flocks is 45 days. Seller is in the process of Aviagen doing a complete washout cleanout and installation of new bedding for the next flock of chickens.

The land is 40 acres with a current survey in file and containing the chicken houses. The 40 acres is partially fenced. The land is mostly wooded, with about 15 acres of pasture. Annual real estate taxes are estimated at $5,022. Zoning is rural residential. The property is served by an unpaved county maintained road, about 2 miles from a paved state highway. Muldrow School District serves the area and provides bus service.

Across the road is the residence with 10 fenced acres. The ranch style home was built in 1971 and is a three bedroom, one bath frame construction with attached carport. Exterior is brick and wood siding. 1008 square feet of living area. The house needs a new roof and some repairs but is livable.
