Each California Woods tract offers the best in off-grid remote privacy with only a short and peaceful drive of a few miles down California Woods Road to GA Highway 27. California Woods Rd is a public county road and the county road dead ends just past the California Woods tract. With only a few large landowners along the road, traffic is almost none, and privacy and tranquility are maximized. The county road is a public road but is not county maintained. The road is privately maintained as needed by the few private landowners along the road, at their own expense and discretion. Most of California Woods Rd is sand based that handles rain well, while there are some stretches with heavier clay content that get slick in rain but do dry out quickly.
Some locals say the area is known as California Woods because the unique rolling topography is reminiscent of certain areas of hill country in California, and some say it is because the area is so remote and undeveloped. The area is unique from a habitat and ecosystem and topography perspective, making the California Woods offering ideal for a permanent conservation easement (Ce). If the next owner places the property in a CE, there would be a tax benefit for the owner while allowing the owner to do the things most would want to do such as hunting, growing and harvesting timber, building an off-grid cabin or house and outbuildings for personal use, building lake or two, hobby farm, etc. The more restrictive the CE, the more tax benefits there would be.
