Farm Description
The School House Ranch is about 850 acres of river bottom forest that has just over 3 miles of frontage on the Brazos River. The ranch has two access points to paved County Road 25. The ranch is mostly old growth mossy live oak trees that tower over the various areas of denser underbrush. The ranch offers good grass for livestock grazing and an even better setting for its wide variety of wild game including numerous whitetail deer, wild hogs, coyotes, bobcats, and a variety of migratory birds including dove and ducks. The meandering path of the Brazos River forms the ranch's eastern boundary line and creates an attractive opportunity for fishing, bird watching, and duck hunting. The ranch has no structural improvements and it is crossed by a pipeline easement which has served as a lucrative source of income over the years. Although the ranch is located on the Brazos River it appears to have about one-third of its land area within the flood plain associated with the river. Much of the ranch is of a higher elevation with multiple excellent building and development sites along the paved county road frontage. Game is plentiful on the ranch and there has been very little hunting on the ranch over the years. A survey will be required to confirm the actual acreage and boundaries of the ranch.
