Location Situated in southwestern Kerr County, the Lazy CK Headquarters entry gate is located approximately 48 miles west/ southwest of Kerrville, 35 miles from Hunt, and 24 miles northeast of Leakey. Access from US Highway 83 is via Bobby Shelton Ranch Road. Bobby Shelton Road is an easement road that provides access to 5-6 ranches. It is fenced on both sides and owners share in the maintenance responsibilities. The ranch is approximately 2 hours northwest of San Antonio, 2 hours 50 minutes west of Austin, and 4 hours southeast of Midland/Odessa.

Directions From the Garvin Store at the Hwy 83 & 41 intersection, travel south on Hwy 83 for 4.6 miles. The ranch gate is on the east side of the highway. Enter through the electric gate and drive 2.3 miles east on the all-weather Bobby Shelton Road to reach the entrance on your left.

Lodge The headquarters at the Lazy CK has been thoughtfully designed for both functionality and leisure. The 2,100 sq. ft. lodge features a 1,200 sq. ft. dining hall and a fully equipped commercial chef's kitchen. Adjacent to the dining area is a 900 sq. ft. game room with custom shuffleboard and a pool table for entertainment.

Cabins A short walk from the lodge are four guest cabins, each with four rooms, ranging in size from 900 sq. ft. to 1,239 sq. ft. These cabins provide a comfortable retreat for visitors to enjoy the serene Texas Hill Country. Nearby amenities include Fitness facility/workout room

Terrain The ranch's rolling live oak landscape offers approximately 160 feet of topographic relief, ranging from 2,200 feet above sea level at the northeast corner to 2,360 feet along the southern boundary. Hilltops, rock outcroppings, and ridgelines provide stunning scenic views.

Vegetation The property boasts abundant live oak cover, along with post oak, cedar elm, and dense shin oak in certain areas, which creates exceptional wildlife habitat. Native grasses thrive due to careful grazing practices.

Surface Water The property features numerous surface ponds and runoff catchments, many of which are supplemented with piped water. A picturesque 2-acre bass pond near the headquarters is stocked with largemouth bass, baitfish, and grass carp, with algae treated annually.

Land Management Land stewardship and ongoing pasture management practices include controlling and eradicating cedar/juniper and prickly pear. Cedar/juniper trees are sheared and raked into rows, while prickly pear is mechanically removed with precision before being burned. An intensive prescribed burning program helps to control invasive and unwanted vegetation, fostering the growth and proliferation of native forbs and grasses. This practice also improves native pasturelands by strengthening grasses and enhancing overall wildlife habitat. Approximately 15-20 of the ranch undergoes prescribed burns annually.

Wildlife The ranch is home to genetic and native whitetail deer, Rio Grande turkey, feral hogs, Pere David deer, blackbuck antelope, and axis deer. The whitetail herd benefits from exceptional genetics and is enrolled in the Tpwd Managed Lands Deer Program. The ranch is certified Cwd-Free, with no required testing.

Food Plots The property includes three food plots, ranging from 2.16 to 6.47 acres, which provide supplemental forage for wildlife.

Fencing There is approximately 8.75 miles of exterior high fencing around the perimeter of the property. There is also a high fenced soft release trap that is 4.75 acres and the 6.47 acre food plot is high game fenced as well.

Water Wells, Water Systems and Water Rights The ranch has five 5 water wells in the Edwards Aquifer, some solar-powered and some electric, with depths ranging from 180-400 feet. Solar wells produce 1-5 gallons per minute and electric wells provide 5-10 gallons per minute. A permitted 1000'+/- Trinity Aquifer well produces 150 gallons per minute and is primarily used to fill the bass lake. Current annual water usage is 6-7 million gallons, with a permitted allocation of 15 million gallons. There is one 1 storage tank and five 5 freshwater troughs that have been strategically placed throughout the ranch.

Utilities Electric utility service is provided by Central Texas Electric Cooperative.

Internet Fiber optic is in place and provided by Hill Country Telephone Cooperative.

Easements A natural gas pipeline crosses the property, with minimal impact and a well-maintained right-of-way.

Airports The nearest public airports are Kerrville-Kerr County Airport 45 miles Two asphalt runways, 6,000 ft. and 3,600 ft.
